Minimum clear space in front of a bathroom sink
A lavatory needs 21 in clear in front under the 2021 IRC and 24 in under the 2024 UPC. The IRC also keeps its centre 15 in from a side wall, partition or vanity. Pick your code and enter your own distances below.
- 2021 IRC: clearance in front of a lavatory to any wall, fixture or door, at least (P2705.1)
- 21 in
- 2024 UPC: clear space in front of a lavatory, at least (402.5)
- 24 in
- 2021 IRC: centre of the lavatory to a side wall, partition or vanity, at least (P2705.1)
- 15 in
- 2024 UPC: centre of the lavatory to a side wall
- no figure in 402.5
Measured on this page from the front edge of the lavatory or its counter, whichever is farther out. Under the IRC a side wall, partition or vanity closer than 15 in to the centre of the basin fails, as the text says; this tool reads a cabinet as a vanity and a shower’s wall, glass panel or door as a side wall or partition, so those fail too. The rim of a bathtub or the bare edge of another fixture that close is not in the text and is shown as a question for your inspector. These are two different codes, not a range: use the one your area has adopted. Dwellings only; accessible (ADA, ICC A117.1) layouts need more room. Local amendments govern.
